Full entitlement

A borrower with full VA entitlement has no VA loan limit, subject to lender approval, ability to repay, and the appraised value or purchase price. In San Francisco County, that means a primary-residence purchase may be possible without a down payment above $1,249,125 if the property meets VA appraisal standards and the lender approves the loan.

Partial (remaining) entitlement

If you have an active VA loan or entitlement that has not been restored, the county's one-unit FHFA conforming limit is used to help calculate your remaining entitlement. Above the zero-down amount supported by your remaining entitlement, a down payment may be required. Lender approval, ability to repay, and the appraised value still apply.

  2. Minus a hypothetical amount of entitlement still in use on a prior VA loan: $100,000 → $212,281 remaining
  3. Times 4 = about $849,125 that could be borrowed with no down payment
  4. For a hypothetical $999,125 purchase (appraised at or above that price), the down payment would be 25% of the $150,000 difference = $37,500
