VA Purchase Loan
Buy your first home — or your next — with $0 down, no PMI, and competitive fixed rates on a VA purchase loan.
The VA purchase loan is the benefit you earned. Skip the down payment, skip PMI, and close on a home that fits your life — not the bank's rulebook.
VA works on duplexes, triplexes, and fourplexes.
2–4 unit primary-residence purchases are permitted with zero down and no PMI. You occupy one unit. Prospective rent from the other units may be considered for qualifying only when VA and lender underwriting requirements are satisfied — it does not count automatically.

The benefit doesn't end with the veteran.
An unremarried surviving spouse — plus two important remarriage exceptions — may be able to use the VA loan with no down payment, no monthly PMI, and a funding-fee exemption. Closing costs, prepaid taxes and insurance, and escrows may still apply. Eligibility is confirmed through a VA eligibility determination.
Pair your purchase with the SAH grant.
Buying a home that needs ramps, roll-in showers, or other disability-related adaptations? The SAH grant pays up to $126,526 directly to you or your contractor — not through the lender — while the VA purchase loan finances the home itself.
Finance solar, HVAC, and insulation with the EEM.
The VA Energy Efficient Mortgage lets you roll energy improvements into your purchase loan. Documentation requirements scale with project cost, and underwriting, appraisal, and lender overlays may apply.
Buying out a spouse's equity with an Owelty lien.
If you're keeping the marital home and need to pay your spouse their share of the equity, an Owelty lien lets you do it without a full refinance of the existing first mortgage. Availability and legal treatment depend on state law, the divorce decree, title requirements, and lender approval.
