What the county figure means here.
A borrower with full VA entitlement does not have a VA loan limit, subject to lender approval, ability to repay, and the appraised value or purchase price. The FHFA one-unit county conforming loan limit matters primarily when calculating remaining bonus entitlement for a borrower who does not have full entitlement, and it may affect whether a down payment is required.
Denver County carries a $862,500 one-unit conforming loan limit value for 2026, and that is the county figure we reference for Denver. County reference, not an address-based lookup. Confirm the county of the property before using this value; city and metro boundaries can cross counties. Whichever county your property is in, the value is used in remaining-entitlement calculations — including on a 2–4 unit property — and is not a cap on what a fully-entitled buyer can finance.

Estimate a payment with your own rate assumptionDenver homeowner permits: single-family only, owner-residents, one year of occupancy
The City and County of Denver lets owners of single-family homes apply for residential permits without a contractor, but not for work on ADUs, townhomes, condos or duplexes, even the unit they live in. Applicants must be the legal owner and resident, show a photo ID matching the Assessor's records, and cannot hold the permit through a trust, LLC or corporation.
Electrical, plumbing and HVAC work requires passing an exam, and owners must occupy the home for at least one year after completion. Practical step: if a Denver seller did their own work, ask whether it was permitted under this path and inspected. Owners may act as their own general contractor and hire licensed subcontractors, who pull their own trade permits.
Denver property search: tax, assessment and extra district charges
Denver's Assessment and Taxation System lets anyone search property assessment and tax data by address, Parcel ID or schedule number, and compare sold properties. The City notes that the annual tax lien sale happens in October or November, and additional amounts may then be due that the site does not show.
From December into early January, while the tax roll is finalized, the City says properties may be subject to maintenance district fees, service lien fees and business improvement fees that may not appear online. Practical step: for a late-year closing, call the Treasury Division for the exact amount due. The City says the data is updated daily but carries no warranty.

Owner-occupied 2–4 units are eligible.
VA allows purchases up to four units as long as you occupy one of them. Whether any projected rental income counts toward your qualifying ratios is a lender and VA underwriting decision, not an automatic allowance. The one-unit county value above is still the figure used in entitlement calculations on a 2–4 unit property.
