What the county figure means here.
A borrower with full VA entitlement does not have a VA loan limit, subject to lender approval, ability to repay, and the appraised value or purchase price. The FHFA one-unit county conforming loan limit matters primarily when calculating remaining bonus entitlement for a borrower who does not have full entitlement, and it may affect whether a down payment is required.
Anchorage Municipality carries a $1,249,125 one-unit conforming loan limit value for 2026, and that is the county figure we reference for Anchorage. County reference, not an address-based lookup. Confirm the county of the property before using this value; city and metro boundaries can cross counties. Whichever county your property is in, the value is used in remaining-entitlement calculations — including on a 2–4 unit property — and is not a cap on what a fully-entitled buyer can finance.

Estimate a payment with your own rate assumptionAnchorage exemptions do not transfer: apply for the new home by March 15
The Municipality of Anchorage's Property Appraisal division says exemption applications must be received, submitted online or postmarked by March 15 of the tax year sought, and the owner is responsible for making sure the Municipality receives them. Exemptions do not transfer: an owner who had one on a previous property must apply again for the new one.
The Senior Citizen and Disabled Veteran exemptions can each exempt up to $150,000 of assessed value on an owner-occupied primary residence, with provisions for certain widows or widowers aged 60 or older. Owners must notify the assessor of changes in ownership, occupancy or use, or risk losing the exemption and owing back taxes. Practical step: after buying, file your own application before March 15.
Anchorage permit history: search by address in the Municipality's CDR lookup
The Municipality of Anchorage's CDR Online Lookup lets anyone search building permits by permit number, applicant or address. Separate lookups cover planning applications and projects (searchable by parcel ID), use permits, business licenses and trade licenses.
Practical step: before closing, search the address under Building and Project to see what work was permitted, and look up the trade license of any electrician or plumber the seller names. If a garage conversion, addition or new heating system does not appear, ask the Municipality's permit staff whether a permit exists under another number or address rather than assuming it was unpermitted.
