What the county figure means here.
A borrower with full VA entitlement does not have a VA loan limit, subject to lender approval, ability to repay, and the appraised value or purchase price. The FHFA one-unit county conforming loan limit matters primarily when calculating remaining bonus entitlement for a borrower who does not have full entitlement, and it may affect whether a down payment is required.
Mobile County carries a $832,750 one-unit conforming loan limit value for 2026, and that is the county figure we reference for Mobile. County reference, not an address-based lookup. Confirm the county of the property before using this value; city and metro boundaries can cross counties. Whichever county your property is in, the value is used in remaining-entitlement calculations — including on a 2–4 unit property — and is not a cap on what a fully-entitled buyer can finance.

Estimate a payment with your own rate assumptionMobile permit history: online from 2017, records requests before that
The City of Mobile's Build Mobile department runs a Customer Self Service (CSS) portal where anyone, without registering, can search plans, permits, inspections and code-enforcement cases. Registered users who are contacts on a record can see full details, pay invoices and request inspections on active permits. The City notes the CSS portal moved to a new web address in April 2023.
The same page says permits issued before 2017 are obtained by emailing the City's records-request address rather than through CSS. Practical step: for an older Mobile house, search CSS by address for recent permits and open code cases, and send a records request for pre-2017 permits. A blank online search does not show that older work was never permitted.
Mobile County homestead: one per owner, no annual renewal, and the seller's exemption does not carry over
The Mobile County Revenue Commission says an owner may be entitled to a homestead exemption on a single-family home occupied as the primary residence on the first day of the tax year. It asks each residing owner for an accepted ID, such as a driver's license or passport, plus a Revenue Commission affidavit, notarized if signed outside the office. A manufactured home can qualify when the owner also owns the land and the home is assessed with it.
The Commission states that Alabama allows one homestead exemption per owner statewide, that it does not require annual renewal, and that it is non-transferable: a new owner must apply. Depending on when you apply, it may not take effect until the next billing cycle. Practical step: apply with the Commission soon after closing.
