VA Home Mortgage Loan — Bolt Home Loans LLC
For Navy

VA loans for United States Navy.

Sea duty and deployment can make signing, occupancy, and document updates harder to coordinate. The useful first step is to map the transaction to the sailor's actual orders and availability rather than assume a remote closing or power of attorney will work automatically.

Service context

Common duty locations to research.

  • Naval Station Norfolk (VA)
  • Naval Base San Diego (CA)
  • NAS Jacksonville (FL)
  • Naval Base Kitsap (WA)
  • Naval Submarine Base New London (CT)
  • NAS Pensacola (FL)

These locations are planning examples, not a statement that Bolt operates on an installation or in every listed state. Licensed in 42 states and the District of Columbia. Product availability and licensing vary by state.

What matters here

Plan signatures before an underway period.

Ask the lender, settlement agent, and title company what can be signed remotely and whether they will accept a power of attorney. VA permits certain attorney-in-fact signatures, but the instrument, lender, title, state-law, and occupancy requirements still have to be satisfied.

VA-wide rules to keep separate

Eligibility is individual.
VA service-length rules depend on service dates and current status. National Guard and Reserve members also have distinct eligibility paths.
Occupancy needs a plan.
VA generally requires the home to be a primary residence. PCS orders, deployment, spouse occupancy, and delayed occupancy require fact-specific review.
Signing is transaction-specific.
Remote signing or a power of attorney must satisfy VA, lender, title, state-law, and document requirements; neither is automatic.

Deployment does not remove file requirements

Income, credit, entitlement, property, and occupancy are still reviewed. If access to email or secure documents will be limited, identify that before contract deadlines and arrange a lender- and title-approved signing plan.

Spouse occupancy and POA are fact-specific

A spouse's occupancy may satisfy VA requirements in certain active-duty situations. A power of attorney may be usable when it meets VA and closing-party requirements. Neither should be described as automatic or standard for every Navy borrower.

Check the controlling guidance

VA decides benefit eligibility. A lender reviews the mortgage and property under VA requirements and its own underwriting rules. These primary sources explain the rules; they are not branch-specific promises.
